VacationHouse is a family owned and operated small business; we value your patronage and look forward to your stay. While not a hotel, we wish to make your stay at our place as comfortable and relaxing as possible.  Please review our reservation terms and cancellation policy.​

1-Rates: All rates are per room, per night and are subject to change without notice.  (Adults only, max double occupancy) A major credit card is required to secure your stay​. (Personal checks are not accepted)

**Rates are subject to a 8% New York State Tax and a 4% County Hotel Rooms Tax not included in rates.

2-Check In:  SELF Check-in is from 2:00pm until 10:00pm. (Anytime can be requested with advanced notice) Self check in Key codes will be texted to the phone number on file on morning of check in with full instructions on how to access property. Plese make sure you book with phone number you wish instructions to be sent.

Photocopy of Photo ID (all guests) & copy of Credit card is required to be on file at check in, deleted after checkout.   ***Please let us know in advance when you will be arriving if you wish us to be here to welcome you or set up to give you key codes for doors or you may just use our self-check in.  Check out is before 11:00am. Please pre-arrange any special needs in advance.  ​The Inn does not accept walk-in guests. Bookings within 24 hours of stay must be made by phone, otherwise we encourage you to make your reservation online.

3-Minimum Stay: Minimum stay requirements vary, there may be a two-night minimum stay on special weekends as well as on holidays, during special events and during foliage season. Please feel free to call to inquire about your specific travel requests as we can often accommodate.

4-Refunds and Cancelations:   All cancelations after 48 hours of booking are subject to a Minimum $35.00 per room service fee. Cancellation notices must be received (14) fourteen days prior to the date of arrival for remaining balance refund.

If your reservation is made through a third-party booking service, cancelation policy is stated online through that service and will be accepted and enforced according to those terms.

​

Cancelations must be 14 days prior to avoid forfeiture of the balance due for your full stay. Any Refund requests would be based on our ability to re-book room. If we are able to re-book your room, we would be happy to refund. You can call or email us to cancel, and we will confirm your cancellation with an email cancellation confirmation letter. If you should need to cancel within the 14-day period, please call us as soon as possible so that we can do our best to get the room re-booked on your behalf.

Full Payment is required at the time of reservation.

No shows and cancelations made within 48 hours of arrival date will be charged for the entire amount of the reservation. As a guest has checked in, they are responsible for paying for the entire stay. If a guest decides to check out early, no refund, full or in part, will be given.​

If reserving 3 or more rooms, Full payment is required.  Cancelations must be made 45 days in advance of reserved date for return of deposit less a $35 per room cancelation fee. If cancelation is received within 45 days of reserved date, return of deposit will be contingent upon our ability to re-book the room.

5-Breakfast:  We no longer offer breakfast due to certain rules I must follow.  Sorry :(

6-Security Policy: Cameras on premises on doorways.

​

7-Children: While we love children, this home is no longer set up for children.  Most guests are couples looking for a quiet getaway.  Children are not allowed in booking. :(

8-Pets:  Sorry, no pets can stay at VacationHouse

​​

9-Our Pet:  ***People with Cat Allergies be aware. ***​We have taken in a cat. He is does not go in rooms or common space.  He is kept on private side of house.

​

10- Our Cat is an indoor cat. IF by chance he does get into hallway please watch out for him.    He does not usually attempt to go outdoors but please treat him like a 2-year-old child and protect him from doors.  Please protect doorway and close doors quickly when entering and exiting.  ​

11-Parking:  Parking is available in VacationHouse's private parking lot and is always complimentary.

​​

12-Damages & Smoking: Sorry, no Smoking inside house.  Enjoy Smoking in Secret Garden Patio. Please use Chimenea's provided for ALL butts.  Thanks!  We understand damages happen.  Any obvious abuse to home causing damages or theft, will be charged to your credit card.

***If signs of smoking are found inside house, cleaning charges of $450 will added to your credit card bill.

13-All rooms are on 2nd floor and are walk up. :(  Sorry, we are not handicap accessible.

14- Privacy Policy We respect and are committed to protecting your privacy. We may collect personally identifiable information when you visit our site that is used to send you information on future specials. You can opt out at any time. We will not sell your personally identifiable information to anyone...ever!​

​

16-Legal Notice We reserve the right to refuse service to anyone. We are not responsible for accidents or injury, damages to personal property or vehicles or for the loss of money or valuables of any kind. Any non-compliance of these rules can cause a guest to be asked to leave.  No refund would be given.

17- VacationHouse welcomes all responsible guests regardless of their race, religion, ethnic origin, marital status, sexual orientation, gender identity, or gender expression. We encourage our guests to be comfortable and be themselves here. There will be no effort to impose any personal religious, political, or social convictions on any of our guests or create an environment where personal convictions may feel unwelcome. We are grateful for and honor all those we are privileged to host and ask that all our guests show respect and courtesy to one another.

18-Complimentary Amenities such as Shampoo, Conditioner, body wash, hair dryers available in bathrooms.

19-Security Cameras are located on doorways.   Thankfully we have never, not once, reviewed videos to date...Living in a safe neighborhood with great guests, we hope to never have reason to. :)

​​

20-Room occupancy limits of 2 per room are not to be exceeded. If additional guests, more than 2 registered, you will be asked to leave.  Guest names must be registered.  Like most hotels, copies of photo ID's and Credit cards are kept during duration of stay.

​

21- We do not have a "View" of any kind here.  Cool old house, beautiful interiors/ garden/porch/patio and an old chicken farm neighbor and A US #1 haunted house as our neighbors.  Please do not give us bad reviews based on views, it hurts our business, as we are just beautiful on the inside LOL!
